WEALTH POOL
The reconstruction of the "minciospace_ Art & Witness Center" is financed through a "wealth pool", a funding model similar to a cooperative, which is based on circular economy. It allows people to invest their money in a meaningful and secure project at up to 2.5% interest. The collateral is our property in Vienna with around 750 m² of net usable space as well as the associated outdoor area of around 500 m², which is being transformed into a green oasis in the urban area, as well as a 45 m² apartment within walking distance, which is available to therapists as a Therapy Rooms .
The property, including the existing building, was purchased in 2021 by Interspace Arts GmbH, which was founded specifically for the renovation and conversion of the building. Since then, the old warehouse has served as a place for artists of various disciplines. Our goal is to fully renovate and convert the building to allow for professional artistic work, make it as sustainable as possible, make it climate-friendly for the coming decades and minimise the use of energy and resources in operation.
The costs for the renovation will be financed by our own funds, the federal subsidy "Mustersanierung", a bank loan, and the Wealth Pool .

What will your investment make possible?
We are going to build a 150 m² concert hall with high-quality acoustic treatment and 120 seats, 6 studio and rehearsal rooms of around 18 m² each, a 50 m² kitchen with 25 seats, and a rehearsal studio with 140 m². The building will be designed specifically for the needs of musicians and will be flexible in use, which is why, in addition to art development, one focus in the operation will be on health (mental health and yoga).
The architect of the new building, Georg W. Reinberg, is a specialist for environmentally friendly and sustainable construction and solar building design. The planning has already been awarded the "klimaaktiv Gold" certification.

You take your money away from the big capital and financial markets and at the same time make an important contribution to enabling regional initiatives. With our project you support the social change towards more solidarity, cooperation and trust - instead of competition and exploitation. - Security - Real value through land, administered by a trustee and regularly appraised through a real estate appraisal.
The contributions are paid into a trust account and remain there until the first conversion phase is completed. The owner of the property is Interspace Arts GmbH. All investors are registered in the land register, which secures their right to repayment. - Liquidity and Flexibility - Payout is possible quarterly after cancellation. Anyone can put money into the pool and become an investor. The lower limit is 5,000 euros. 10% of the asset pool is available in the escrow account to secure liquidity for disbursements. Repayment is made no later than three months after the last day of the month following the cancellation.
- Value preservation capped at 2.5% - your investment grows with inflation, so we can offer up to 2.5% inflation compensation for deposits into the pool.
- The value of the pool is determined by the land and building and the reserve held in escrow. The value is determined regularly by an expert appraisal, taking into account local market prices. Changes in value due to depreciation and value-increasing investments (refurbishment, structural changes) are adjusted annually and presented in the statement of accounts.
Our goal is to keep the risk as low and the security as high as possible.
- Delay in payout
In accordance with the Alternative Financing Act (AltFG), we dutifully point out that the wealth pool - like any other investment - may be subject to certain risks. If, for example, the number of investors who want to terminate their contracts at the same time exceeds the amount of the liquidity reserve and we cannot service the repayments in time, the payout can be postponed on a quarterly basis. This gives us time to find new investors or another solution that enables the timely payment. If this does not succeed within 3 years, the trustee, contractually obliged, sells the land and the buildings, and our project would have failed. - Fair distribution of risk
Der Fremdmittelanteil, also Kredit und Vermögenspool gemeinsam dürfen den geschätzten Verkehrswert der Liegenschaft nicht übersteigen. Es kann theoretisch passieren, dass der tatsächlich erzielte Verkaufspreis niedriger wäre, als der Verkehrswert von Gebäude und Grundstück. Dieses Risiko tragen die Anleger*innen gemeinsam.Mit eigenen vorausschauenden Investitionen wollen wir den Wert der Immobilie im Vergleich zum Vermögenspool-Volumen jedoch entsprechend hochhalten.Should a loss occur on the sale, this would be shared proportionately among all investors, including those who were paid out up to three years before the payout stop. This guarantees fair treatment of all investors, as early repayments to individuals are included and advantages due to "insider knowledge" can be excluded.
