INVESTMENT POOL
The renovation of the minciospace_ is financed through a "investment pool", a funding model similar to a cooperative, which is based on circular economy. It allows people to invest their money in a meaningful and secure project at up to 2.5% interest. The collateral is our property in Vienna with around 750 m² of net usable space as well and an outdoor area of around 500 m², as well as a 45 m² apartment within walking distance.
The property, including the existing building, was purchased in 2021 by Interspace Arts GmbH, which was founded specifically for the renovation and conversion of the building. Since then, the former antiques warehouse has served as a place for artists of various disciplines. Our goal is to fully renovate and convert the building as sustainably as possible, make it climate-friendly for the coming decades and minimise the use of energy and resources .
The costs for this renovation will be financed by our own funds, a bank loan, as well as the Investment Pool .

Future
The independent music scene in Vienna lacks space. Space for developing artistic projects, further education, exchange and networking.
In response to this need, minciospace_ was launched in 2021 to fill this gap. Your financial contribution will enable careful renovation of the building, preserving its historical structure. The focus will be on ecological, technical and acoustic improvements to optimise the room concept and increase usability. As part of the renovation, urgently needed accessibility measures will also be planned and implemented.
In addition to high-quality work and development spaces, the future building also offers a quiet, shared office area and urgently needed storage space.

The investment pool can be seen as a transparent and sustainable form of investment that lets investors put their money into real assets while also supporting a social, sustainable project. As an alternative to traditional bank financing, the investment pool offers a secure, flexible and personal investment that is secured by a trustee in the land register and allows for flexible exit with up to 2.5% value protection..

- Transparency - you know exactly where your money is and what it does.
With a conventional bank deposit, this often remains unclear, but with us it is transparent: you can drop by at any time and see what we are doing. You will also receive a detailed report on our work every year. - Ethics – Economic solidarity, strengthening cooperation, acting in an ecologically sustainable manner. By withdrawing your money from the large capital and financial markets, you enable regional initiatives and make an important contribution. With our project, you support social change towards greater solidarity, cooperation and trust – instead of competition and exploitation.
- Security – Investments are secured by real value in the form of land, which is regularly assessed by an independent valuation report. Your contribution is paid into a trust account and remains there until the end of the respective construction phase. In addition, all investors are jointly entered in the land register (2nd rank after the bank) – which means that your repayment claim is legally secured, albeit with a certain residual risk.
- Liquidity and Flexibility - Payout is possible quarterly after cancellation. Anyone can put money into the pool and become an investor. The lower limit is 5,000 euros. 10% of the asset pool is available in the escrow account to secure liquidity for disbursements. Repayment is made no later than three months after the last day of the month following the cancellation.
- gedeckelte Wertsicherung bis zu 2,5 % – We offer a maximum inflation adjustment of up to 2.5% for your investment. The exact amount of the value adjustment depends on the development of inflation and the property price index.
- The value of the pool is determined by the land and building and the reserve held in escrow. The value is determined regularly by an expert appraisal, taking into account local market prices. Changes in value due to depreciation and value-increasing investments such as refurbishment or structural changes are adjusted annually and presented in the statement of accounts.
Our goal is to keep the risk as low and the security as high as possible.
- Delay in payout
In accordance with the Alternative Financing Act (AltFG), we dutifully point out that the investment pool - like any other investment - may be subject to certain risks. If, for example, the number of investors who want to terminate their contracts at the same time exceeds the amount of the liquidity reserve and we cannot service the repayments in time, the payout can be postponed on a quarterly basis. This gives us time to find new investors or another solution that enables the timely payment. If this does not succeed within 3 years, the trustee, contractually obliged, sells the land and the buildings, and our project would have failed. - Fair distribution of risk
The debt portion, i.e., loan and investment pool combined, may not exceed the estimated market value of the property. It is theoretically possible that the actual sales price achieved be lower than the market value of the building and land. This risk is borne jointly by the investors.
However, with our own forward-looking investments, we want to keep the value of the property correspondingly high in comparison to the investment pool volume.
Should a loss occur on the sale, this would be shared proportionately among all investors, including those who were paid out up to three years before the payout stop. This guarantees fair treatment of all investors, as early repayments to individuals are included and advantages due to "insider knowledge" can be excluded.
